You are looking for a new home as a buyer. As a real estate agent, you choose your own Aunt Sarah. Sarah has shown you several properties, but you have yet to find the right one. So instead of disturbing Sarah on a Sunday, you attempt to look on your own. You go online and check a few real estate websites and find homes that you actually like. So, you contact the number on the website to schedule a visit. In situations like these when buyers are unhappy with their current agents, they choose to use the services of multiple agents.

You are not breaking a rule or a regulation when you are using more than one agent or realtor. However, it is not advised or encouraged since agents adhere to a strict code of ethics. They not only refuse to deal with a client who is trying to work with several agents, but they also don't get in the way of another agent's sale. A buyer can deal with several agents as long as they have a written agreement with each one. If they don't have a written agreement to use them exclusively, there are no legal consequences, just a disappointed agent.

How Does Real Estate work?

Real estate agents work under a real estate broker, specializing as a seller’s agent, buyer's agent, or both. For customers, this ensures that agents will be working with other agents with the same brokers, resulting in the scheduling of home showings and sales so that they do not conflict with offers being negotiated by other agents. Agents are very likely to find out whether someone is attempting to use several agents.

Almost every listing is entered into the Multiple Listing Service (MLS), and all agents who are Realtors have access to it. Agents market their clients' homes to the widest potential audience in the hopes of achieving the best price and attracting the most customers. All real estate agents either work for or own a brokerage firm. If you want to collaborate for more than one, you risk making things very messy.

Working With Multiple Agents:

Prospective buyers will be asked whether they are negotiating with another agent; if they are, agents will not want to work with them. Finding a home and getting to the closing table can take a long time, a lot of time, energy, and resources on the part of both the buyer and the seller.

Real estate agents are only compensated when a house is successfully sold not for showing multiple houses. Since real estate agents are paid on a commission basis (after the sale), they run the risk of not being compensated for their efforts. As a result, several agents may require customers to sign a buyer's agent agreement agreeing to use their services exclusively.

If a buyer is unhappy with the current agent, he should cancel the agency agreement using a cancelation letter, or if there is no formal agreement, send them to notice in writing that you are going to be using another agent. A good buyer practice is to find a buyer's agent that deserves trust and then stick with that agent.
